My house is only 2 1/2 years old and our master bathroom shower/tub faucet
has lost water pressure. It has been this way for the past year and a half
so my husband and I have been using the guest bathroom for everything now.
Ever since we left for our honeymoon and were gone for a week, we came back
to find that when we would turn on the shower, it makes a squealing noise
and both the shower head and tub faucet hardly have any pressure. I don't
have a problem with any other faucets in the house. What do you suggest i
do?

Holly,
I suggest you read the above column once more and then check the actual
faucet valve cartridges for blockages. It only takes a small piece of
sediment or sand to block water flow.

We live in a single wide in Washington state and several weeks ago my
pressure on the cold water side only decreased at least 50% if not more.
It first occured with the washer and now it is affecting all cold water
faucets in the home. We have cleaned out the screens and areators to all
faucets. The pressure at the water hose outside seems to be o.k. Do you
have any suggestions???

I've read your solution to Patty's low pressure problem but my problem is
low pressure on hot supply side in kitchen faucet. I've tried installing a
new faucet (twice now) to no avail. Finding out that the bathroom hot side
at basin is running slower than cold side but running adequately to live
with. Tried blowin through the pipe but unsuccessfully...just fustrated

I have a similar problem. I have two hot water tanks connected together.I
have a well. Heavy Sediment runs intermittently out of one upstairs shower
and sink faucet when on hot water. The water pressure for that shower
dropped very low. I removed the shower head and observed heavy sediment
when I turned on the hot water. The pressure for the sink faucet is fine,
but lots of sediment when I turn on the hot water. All other hot and cold
water faucets and lines are fine throughout this large house. Is there
sediment in a line?

As stated previously: very weak pressure in the faucet...
I was going to buy a new faucet and have a plumber replace the lines and

The water pressure throughout our home is generally low compared to homes
we have owned previously. The faucet in the kitchen has an equal, low water
pressure for hot and cold. However, when you turn them both on full power
the pressure does increase slightly but would still be considered low by
most standards. Our master bathroom has a separate shower and tub. The
shower's water pressure is sufficient, along with both sinks, but the bath
tub is extremely low on pressure for hot water but normal for cold. The
guest bath has a bath and shower combo and a single sink, the hot water
pressure is extremely low and the cold water pressure is more than adequate
(the hot water pressure for the bath tub is considerably lower than the
already low pressure for the sink faucet). Our water heater is 60 gallons
but I believe it is about 10 years old which is the age of the home. The
piping has been replaced with copper throughout the home. My thoughts,
before reading through this article, were to replace the old water heater
with a new or tank-less unit. What are your thoughts?

I drained my gas water heater because everytime hot water was coming out of
the heater it sounded like rocks flying around inside, now after I refilled
it, it still sounds like rocks flying around inside....only more rocks.
Also, I used to have really bad water pressure in my kitchen, now suddenly
after draining the water heater I have NO WATER coming from the kitchin
sink, maybe a trickle at best. It would take me 2 minutes to fill a coffee
cup. I now also have a very slow leak in the shut off valve above the water
heater along with some blueish white crusty substance on the seams on the
pipes surrounding the leaky valve, also the shut off valve for the

I want to check my valve cartridge but cannot find any information on how
to do that for my faucet (no instruction book, no info. on the website). Is

You just have to take apart the faucet. Take a photo of the faucet and go
to a real plumbing supply house. Ask the most seasoned employees there if
they are familiar with the fixture, if they have the part and how to get
access to the inside.

Dear Tim,
Our outdoor water spigot has very low water pressure. Our indoor faucets
all have normal pressure. We first noticed the lower pressure a couple
weeks ago when we were filling up a water can. When we turned it to fully
open, it was maybe 1/2 the pressure. Also, the faucet leaks when it's
turned on. When you turn it off it will continue to leak for a few minutes
before stopping. The leaking might be a separate issue?
We hooked our hose back up to the spigot today for the first time since
last Fall but all we get out of the hose is a sprinkling of water.
We used the spigot back around February on a warmer day (in the 40s) in
order to fill up our water jugs and it worked just fine...it's our only
water access to non-water softener water that we can use for our house
plants. After doing some internet searching tonight I'm concerned that
might be the cause of this problem (having used the spigot in the winter
time although it was a warmer day).
Our house is 7 yrs old and on a slab so I have no way of getting under the
house to look at pipes. Our water bills haven't reflected an increase - we
haven't received this month's bill yet, but we've had warmer weather for a
few weeks now so I wouldn't think a pipe would have recently busted in
warmer weather?
Do you have any idea what our problem may be? Any suggestions on how we
can diagnose the problem and fix it ourselves? We would like to avoid the
high expense of a plumber if possible.
Thanks for your time.
Kind Regards,
Sheri

I have a bosch aquastar tankless water heater. It was installed wrong with
galvanized pipe and used brass and copper fittings. Corrosion has taken
over. I replaced the galvanized pipe with copper it worked better. I know
the heat exchange has to be clogged and corroded internally.
Last night my kitchen faucet water pressure dropped so low the water heater
won't kick on when this fixture is running. Do you think its mainly the
heat exchange that needs to be flushed out or something in the faucet?

Update: we found out the cause of the low water pressure to our outdoor
spigot. Our pipe had sustained freeze damage. We found this out when the
pipe burst in the wall last week (4/21), putting a hole in the drywall and
soaking/flooding our entire dining room and a portion of the family room.
They had to cut out additional areas in the drywall to pull out insulation
and dry the inside of the walls. So if anyone reads my comment from 4/16
and are experiencing a similar situation, beware! What a frustration, but
thank goodness for homeowner's insurance!

I am the Laboratory Supervisor of a medium size water utility using
chloramines as our disinfectant. Recently, we have received several calls
from our customers concerning sediment buildup in their recirculating hot
water heaters. The sediment can block valves in their systems causing
expensive repair bills. Or it can get caught in faucet aerators or
showerheads. The sediment resembles salt in its appearance and when
analyzed (at least for two homeowners) we found that it was mostly zinc.
We wonder if dezincification could be occurring and if so, what would you
recommend that these homeowners do to reduce its occurrence?

We have an aerator on kitchen sink that keeps clogging in fairly rapid
succession. Each time the clog appears to be a large number of irregular
small black pebbles.
The aerator usually clogs again within about 2 days after clearing out the
aerator. I have tried running the water at this faucet for several
minutes, without the aerator on (trying to flush out the sediments). Still
the aerator seems to re-clog. I have not yet tried running the hose as

plumbing repairs or water main repairs. I have separately replaced the
cartridge. Any other suggestions?

The owner's apartment handyman seemingly fixed my old kithen faucets, but
then had an expensive "Chicago" faucet anyway.
Now, the water flow (through an aeorator) in just the cold water side is

He also says complain to the owner about it, if I must, but I'd like to

reverse... and as a result, it often takes ten minutes or more to get the
water to a temperature you can actually shower in. Any ideas?

In the past month our kitchen faucet's hot water pressure has decreased
dramatically. However, it runs fine at full pressure for the first few
seconds and then drops off. All other hot water faucets in the house run at
full pressure. how do we fix this?
thanks
I've been reading the comments on the clogged water flow and I have the
problem with the hot water flow in my tub after the plumber fixed a cold
water drip. The water flow on the cold side is fine but the hot is only a
stream flow. THE PROBLEM is that this pluming is over 30 years old and I'm
afraid to disturb the pipes to take it apart to clean. Is there away to
clear a clog if that's the problem while all still installed?
Thank you, Ann Shirley

I just want to thank you. Because of this site I was able to fix my water
faucet. I just bought my first home and don't know a lot. My husband is
always working and doesn't have much time to figure things out.
Our kitchen faucet pressure and water volume had decreased dramatically
after moving into our home. I had not realized, until I read this article,
that when we turned off and on the main water, we probably dislodge
sediment. In fact, when I took off the aerator I noticed debris clogging
it. It was a super easy fix. Thank You.

for about a day and suddenly low water pressure. I came across your

I live in an older home and don't have faucet carts. The cold water in the
tub is a trickle, but hot is fine. The pressure in the sink and toilet are
also fine. We haven't had any water main breaks, nor any work on the
plumbing (except to change the washers on the valve stems several months
ago). Any suggestions? Thanx

I have been having water pressure problems for the past several months.
Normally, the water pressure is pretty good, but when the washer is filling
or the toilet is flushed, it decreases the pressure in the faucets a lot. I
cleaned the aerators, but that didn't help.

Sounds like the only thing you know what to check is the faucet cartridges.
I also have a cold water only flow problem. The cartridges are all fine on
every faucet, and the hot water has normal pressure. What do you recommend
Mr. Faucet Cartridge???

Recently had water turned off/on, and some pipes moved for a kitchen
remodel (replaced with plastic tubing not copper). I cleaned out all
faucets/shower heads of the sediment. However Water pressure is still low
in shower, so recleaned both faucet and valve. Still no better. Replaced
valve. No better. Is it possible that sediment is stuck in the piping
somewhere that leads to the shower head? How can I flush that out?

I have the same problem, but for a different reason. We had a plumber come
out and install new faucets in our tub. Now the water pressure in the
shower and bathtub is really low. It takes a good half hour to fill the
tub. I refuse to call the same person out to fix it as he has done work for
us in the past only to lead to more problems..but there is no other plumber
in the area. Is there something we can do to resolve this problem?

Testimonial: I had low hot water pressure in an upstairs bath faucet only
and no luck after cleaning the valve and trying to flush it "forward." I
got frustrated and did a web search. After reading this column, I decided
to back flush by turning off water to the house, opening up my lowest
outdoor faucet to drain the system, then turning the system back on slowly
with the outdoor faucet running. When I turned on hot water in the bath,
lots of black sediment and leaf debris came out, and the problem was fixed.

Situation: 80 year old house...galvanized plumbing unknown age...installed
new tub faucet one year ago...gradually slowed...only used hot side
because we installed an on-demand water heater...tried backflushing thru
outside faucet..got better then worse..now no flow...tried downstairs
shower and same thing...got better then slowed to almost nothing.
Question: Can I somehow backflush the house? I really don't want to re
plumb the entire house. Thanks!

We hired a plumber to look at the low pressure coming out of the kitchen
faucet. Its a 7 month old Moen Chateau-Choiceflow. He checked both of the
water lines and determined that the problem was the faucet cartridge. The
water shot out of the fixture without the cartridge in. We soaked the
cartridge along with the airrator in vinegar. After that, still barely any
water pressure. We ordered a replacement cartridge and spout from Moen.
They were installed and still only a trickle of water. Then we got water
to come out of the side (between the cartridge and the spout) and then
re-assembled it. Still only a trickle of water came out. What can we do
now? thanks

My problem is when the faucet in the bathroom is turned on, Hot water

Tim,
I've read you post thoroughly but have what seems to be a related but
different problem.
I just replaced the Moen cartridge on my bath/shower valve and although
I've run a full flush of water through it, water pressure is now 1/2 of
what it was. The sink faucet's pressure is normal after I cleaned out the
aerator. Is there something else in the bath valve that I should replace
or clean out or what might I be missing?
Thanks.

I have read your solutions, but I still need help. We have had a
significant decrease in water pressure in our entire house. Several things
have happened, first, if the toilet is flushed in the basement, there is no
water in the rest of the house until the toilet fills up. Second, all of
the faucets in both upstairs bathrooms (sinks & showers) have low pressure
and air in the lines. Neither toilet fills quickly if at all and we have
already replaced both kits in the toilets. What should we do next?

I have a similar issue and am figuring it to be a blockage within the
faucet. Not exactly sure of the approach to take, though. The faucet has
very low pressure through the faucet itself but can be turned slowly to
achieve a modicum of flow. This emits a keening wail which also seems to
come from the faucet. If I use the sprayer on the same faucet. it works
fine, but then I lose all pressure to the faucet. It is the same with no
aerator in. When I removed the old filtration system, I noticed that there
were some fish gravel sized pieces of rubber in the inlet of the filter
unit. So where should I start, I doubt it is the carts as they would impact
the sprayer also, right? Should I take apart the faucet head?

I am considering the purchase of a 100+ year old home. When in the
bathroom I turned on the sink, shower and flushed the toilet. With each
addition the pressure was less and less in the end it was approx. 20% of
what it should be.
The inspector felt it may be in the line between the city and the home.
How do we check this/fix this problem?

4 months ago I installed a new water pressure regulator as the old one was
not working (resulting of too high of pressure). Once installed, I set it
to 80lbs and everything was great. Now, 4 months later, the water pressure
is very low coming from faucets and toilets barely flush. The weird thing
it's still coming in at 80lbs. Initially very high... then backs down to
80 on my meter. What's going on? Could it be that this regulator went bad
too? If so, why would my pressure be low and not too high like before?

I just moved into an old house on well water. The previous owner told me
that because of the type of well pump they had to use, the pressure in the
lines is only 35 psi, as opposed to 60 psi in city water systems. I wanted
to change out a faucet in the bathroom because it is nasty looking, but all
faucets I found are rated at 2.5 g/m @ 60 psi. Will this reduce the flow
of water even more, and if so, how cane I "fix" the faucet to allow more
water flow at this lower pressure?

really great website, glad I came across it.
I read your article and it was very helpful. I installed a low-end faucet
into a sink in a bathroom i remodeled. Had great waterpressure for about
10 minutes and then it dropped to almost none. Toilet and shower remained
fine.
I took out the filter in the faucet and found tiny pieces of copper. Also,
when I turned the hot water on, the handle began to make a grinding sound
and water actually leaked out of the lift rod hole.
I used plastic pipe when I remodeled and I ran the toilet for sometime
before running the sink.
Is it safe to say the problem was a defective faucet and not something in
my lines>?

I just wanted to thank you for this article. I was having low water flow
in a bathroom sink after replacing a faucet stem to fix a leak and was
frustrated. I thought there was some major problem with the faucet and was
considering replacing the whole thing. I actually did replace a faucet for
this reason in my last house, as a matter of fact.
After reading your article, I removed the aerator from the end of the
faucet and took apart the aerator. As you predicted, there were particles
clogging up the tiny plastic screen. I took the screen out carefully,
cleaned it off, and reassembled the aerator and faucet. I have great water
flow now, better than we have had since moving in. I think it had gradually
gotten more and more clogged over time and when I replaced the faucet stem,
a bunch of junk got pushed into it and clogged it worse.
I just wanted to let other people know that this tip works. Even if you
don't think this could possibly be the problem, it's worth the 15 minutes
of work just to rule this out.
Thanks again!

My house is 100 years old. I just installed new galvanized piping in my
shower in order to also install a new shower tub faucet/shower head, etc.
I finally got everything connected properly and the faucet works, however,

sink. Everything else in the house works fine (toilets, bath sink #2, tub,
washer). We have checked for leaks in the piping running to both sinks and
it is not leaking either. I can't figure out why I cannot get water
pressure to only two sinks of the house. ????

I have the same problem as Wendell above. My old kitchen faucet hot water
ran slow and after installing a new faucet it is even slower. Surely, it
is not the faucet now. Every other faucet in the house is ok. Help!
This tip was dead on for me. Thanks a lot.

My gardener was adjusting sprinklers, and for some reason turned off the
main valve for water to house. We turned on the faucet in master bath, and
its pressure was way low. We tried everything - checking for leaks in
sprinkler system, trying to bleed air out of the pipes, etc. Then I read
this column, removed the aerator - and wham! taps working perfectly, if not
better than before!

Thanks again Tim.
I'm surprised how little attention is paid to the sink sprayer's diverter
when talking about low water pressure at the faucet.
The "experts" should cover the maintenance of the diverter that directs
water either thru the sink sprayer or to the faucet.
Especially if the pressure is good at the sprayer but not at the faucet.
Since the advent of bad dip tubes in water heaters, during the early
2000's, many diverters are clogged and creating poor pressure.
Maintenance requires the faucet spout be removed in order to see and remove
a diverter to clean or replace it.

After a repair on our 6 year old hot water heater, we are noticing light
green deposits in the aerators of the hot water faucets. We are getting
ready to drain the water heater and will according to your suggestions open
up the outside faucets. Do you think this sediment is from a breakdown
within the water heater? So far we have been able to clean out all out
aerators except the master shower and we are hoping our one year old
dishwasher hasn't been affected. Thanks for all your help.

When I was watering my gargen last night the water presure varied wildly.
If the well has not gone dry, could the problem be a loss of air in the

Hi, I have a house that is almost brand new. My kitchen sink has low water
pressure. I had a plumber come and look at it and he removed the
regulator, but the water pressure is still low. I personally think that it
is caused by the downsizing of the pipes in the house from 3/4 to 1/2,
because my outdoor faucet is also connected this way and doesn't get much
water out either. Any chance it's not a problem at the faucet?
seth
17 Jun 2009, 10:59
These fixes all seem to be based on faucets that has been around for a
while and have sediment build up. I just installed a brand new faucet in
the kitchen and now there is almost no water pressure. Could this be from
the action of turning the water in the house back on and sediment getting
pushed through to the cartridge in the new faucet? Or is there something
else it could be?

17 Jun 2009, 12:00
Well I fixed my problem. For those of you with retractable faucet heads,
the/a "cartridge" may actually be under the sink and not in the head
itself. That was the case here. I shut off the water, detached the mesh
covered tube going into the faucet head, and there was a cartridge there
that had been clogged.

I have a double handle kitchen sink. Regardless of hot or cold, when I
turn the sink on, the pressure is there for a minute or so, then it
decreases to nearly nothing. Makes doing dishes highly aggravating. HELP.
Many thanks.
I have a problem that occurred yesterday (7-11-09) for the first time:
We have a 12 year old house. When my wife filled the tub in the master
bath the water pressure was fine for about a minute. Then the pressure in
the running faucet dropped significantly along with pressure in all the
inside faucets (none of the outside were affected). The same conditions do
not occur when any of the other inside faucets are open. I checked the
water meter with all faucets closed and it was not turning as it does when
one is open. I suspect there may be some kind of leak in the wall behind
the tub faucet that manifests itself when it is used. It that is the case,
then I have some major problems. Any other ideas as to what can be causing
the problem.

Can sediment in the faucet lines affect a reverse osmosis filter? The
water pressure in our kitchen filter is very low and it was not this way
before. Our kitchen sink, both hot and cold has been quite low for some
time now. Could all this be caused by sediment and how do get rid of it?
Thank you.
Could anyone tell me what might be the issue I have here? I had a leak in
the water heater which is causing molding on my walls and lifting of my
floor tiles. The repairmen are coming tomorrow to do the work, however in
the meantime my dad came over, lifted the water heater a bit to be able to
put a pan underneath and have the dripping water flow into the drain so
that it doesn't do further damage until the guys get here. Unfortunately I
now have two problems which I don't know how to fix on my own and I need
help. One is that the water in the kitchen faucet is no longer running
(all other faucets are working fine). The kitchen is in the same room
where the water heater is at, yet all other rooms are elsewhere. How can I
get the water flowing in the kitchen again? What could possibly have
happened? Two, I am now smelling a very gassy/oily smell coming from the
water - even when I let it run. I don't want to even take a shower for
fear of what it might do. Was there a possible contamination to the water
tank? How could it happen? What should I do (besides wait until
tomorrow!). Thanks!

My mom's kitchen faucet lost pressure and little water was coming out of
the sprayer. I read online about cleaning the diverter. When I removed
the diverter it had a lot of mineral buildup so I cleaned it and
reassembled the faucet. I tried out the sprayer and it worked great! Well
guess what? Now no water goes to the faucet; all the water is being
diverted to the sprayer! I have removed the diverter and put it back in
over an over. I have tightened it, loosened it, tried everything but very
little water comes out of the faucet. Now I have the opposite problem that
I started with! What is wrong? Help before my mom kills me! :(
My elderly neighbors have very low water pressure, slightly above a
trickle, from both the hot and cold supply on their single handed kitchen
faucet. This happened overnight as they had full pressure the day before. I
removed the nozzle head from the hose, turned on the water and the hose
indicates the same low pressure. I removed the cartrige from the faucet and
they have lots of pressure when I just cracked one supply valve on shooting
water 2 feet in the air. I installed a new cartrige and it goes back to the
same low trickle from both the hot and cold water. What do you think the
problem is? Could is be the aerator? The faucet is just one year old.
Thanks for your help.

Then I read this column and as soon as I got to the part about the aerator,
I ran upstairs to the sink, pulled it off and found a ton of rubber and
other debris clogging it. Cleaning it out fixed the flow problem and the
under-sink drip as well (probably from water backing up). Thanks for a
great column!

I have low hot water pressure at all faucets and showers. The cold water
pressure is fine so it wouldn't be the aerators and because it is at all
faucets/showers, I wouldn't think that the problem lies with the
faucet/shower head. I see no leaks in any pipes or hot water heater. The
hot water heater is 8+ years old. It is an older two story house with
basement. What can the problem be? Can this be a diy fix or do I need a
plumber?

Hi Tim, I sincerely thank you for the wonderful tip here. I've run into the
exact same problem with my faucet as described for a few months. I'm so
glad that I found you in Google and after a trip to Sears for a $30 pipe
wrench, I was able to fix it in < 10min. Even my 3-year-old boy is so
happy.
Similar to Windell above, I have a slow hot flow on the sink, tub, and
shower that are all in the same corner of the master bath. The sink is the
most noticeable. In order to eliminate the faucet, I've removed both inlet
supply lines and measured the water pressure coming into the faucet. The
hot pressure coming into the faucet is approx. 1/2 the cold side. I assume
the next step is to start cutting copper pipe back to find a clog.
PS - Why would you suggest that Windell's problem is in the faucet when he
said he replaced the faucet twice?

I installed a new dishwasher and now the water pressure (cold and hot) in
my kitchen sink is very low. By the way, during the installation process,
I turned off the hot water supply at the water heater since there wasn't a
shut off valve under the sink. The water pressure throughout the rest of
the house is fine, but there's now just a trickle in the sink. What is the
problem?
I just had a plumber come to fix a leak in my bathroom. however when i got
to turn the hotwater on in the shower the hot water nozzle turns on but no
water comes out.But when i turn on the cold the water does come out.

I have well water. When you turn on any faucet; ANY faucet, the pressure
tends to surge. Even when the toilet refills. I installed a new pressure
switch on the side of the bladder tank to no avail. Every now and then I'll
lose all pressure like my pump has lost it's prime. Could my bladder tank
not be holding enough pressure? Is my foot valve going bad?
Thank you!

2 story house. 2 bathrooms on the 2nd Floor.
1 master Bathroom on the 1st floor
1 1/2 bathroom on the first floor.
This 1/2 Bathroom is contiguous to the utility room.
Problem: One of the 2nd floor bathroom, the washer in the utility room and
the 1/2 bathroom have low pressure on cold water only.
The kitchen and other places with faucet have no pressure problems, cold or
hot.
Please advise in what can be the problem.
Thnx.

We have recently changed a kitchen faucet, which may have dislodged
sediment somehow when having pipes open??? We now have 80% reduction of
hot water only in both tubs, that are on a common wall (so I assume share
valves, etc) This home was built in the late 70's and I believe this is
original faucets so would have expected to see old type gaskets in use. I
don't see a aerator on the faucets anywhere. What step should I take, to
diagnose and repair, with no manual and the faucets, etc being so old-
without paying alot for no reason? P.S> I have read the column and
comments.

I have a low water presurre problem in my kitchen sink. I have kohler k
-6350 and have already replaced the aerator and cartridge; however, I
continue to have low water pressure. Any other thoughts that I could try?
Could it be the spacer kit?
How about the length of the hose? Could that affect the pressure if the
hose is too long?

I bought a cottage with a well. It had low pressure in kitchen faucet and
when I cleaned out the aerator screen in had "light blue" colored sediment
in it. Pressure was better, but faucet was 7 years old. I replaced it and
after just 6 months my hot water flow is almost stopped. Cold flow is
good, but hot is very weak. Was going to replace the cartridge, but was
concerned with blue crystals.
I don't seem to have the blue sediment in other faucets.
Any idea what the blue sediment is. I would describe it as crystals.
Thanks. Jeff.

I have a similar problem as above. In the kitchen sink the pressure on cold
is very high, however the pressure for the hot water is very low, almost

We're now moving onto our third faucet to be replaced in our kitchen.
This is the second time that the hot water has stopped working all together
in the kitchen. We live in a condo so I don't know how we would flush the
lines. It seems it's only our unit that has this problem!
I have a 2 part question.
1) What is the best faucet to get for a condo that was built in the 70's
and seems to have a bad build up of sediment
2) We have been told it would cost about $1000 to have a water filtration
system but in under our sink. Is it really that expensive?!

I have cleaned all faucet filters and they clog again soon after. Also the
cold water line to the washer is also doing this by clogging it's filter. I
have to clean it out maybe twice a week. After paying close attention I
have discovered that the substance clogging the faucets is cloth like. Sort
of like cotton or lint.
We have a residential well without a filter, and I can't figure out where
this substance is originating. Any ideas?

When I turn my kitchen faucet on it will run fine for a few seconds, make a
low pitch moaning sound and then there will be no water pressure at all.
The only way to restore it is to turn on the sprayer. I have had to put a

faucet. Any ideas on what could cause this and how to repair it?

So, I've read article more than once, and I've read all of he comments, and
the replies. I have an enclosed bathtub, tiled in on all sides where
suddenly the hot water only has dropped by 80 percent pressure. This
faucet has separate hot and cold supply handles. I've taken the hot side
valve apart and blown high pressure air (from a scuba tank) back through
the lines with the house water shut off. It made no improvement, which
means to me it's between the valve and the outlet spigot. Any way to clear
this without cutting through the tile or removing the tub?

I have a two valve kitchen sink (seperate Hot and Cold handles on the
sides). Water pressure is reduced to 25% of normal out of the tap. I've
checked and it's not the aerators, I took off the spout and pressure is
still low. If I activate the spray hose it has full pressure. So, the
clog is somewhere under/in the centra stem.
I couldn't seem to remove the brass inner stem, or the plastic round part
inside it.
I'll go to Lowes and see if I can find the same type of faucet and see how
the inside is put together.

We have currently lost water pressure in all parts of the house. We cannot
have two showers going at the same time, dishwasher running, washer

Here's my scenario:
Upstairs there is the main tub and shower. On the same wall, on the
opposite side is the ensuite tub and shower. Both appear to be the same
make and model. The main faucet and shower head work great, good water
pressure, no funny noises. The ensuite tap is a bit slow, and when I pull
the stop for the shower, the line seems to back-up and gurgle for a bit.
The the water finally comes through the showerhead but at a trickle. Both
the showerheads are new and I this problem existed before the new heads.
Any ideas? Can this be fixed without damaging the walls or plumbing? The
house is built in 1996 in British Columbia.

Hi - My kitchen faucet has separate hot/cold handles, plus a hose
attachment for washing - when you push the button on the hose, water is
diverted from the faucet to the hose. My symptoms are: low water pressure
to the faucet for both hot and cold - aerator is clean. Hitting the hose
button diverts the water and hose has good pressure. Sometimes the faucet
water is not cut off completely. Also, sometimes the entire faucet starts
vibrating or squealing loudly - sound is also stopped if I divert to the
hose. So my theory is that there is sediment in the part of the faucet that
diverts water to/from the hose - but I have no idea where that is or how do
clean it out.

Recently I noticed no pressure in the downstairs bathroom or adjacent
kitchen. I removed the aerator in the bathroom and cleaned it and that
sink is running like new again. The kitchen however didn't do the same
trick. I replaced the cartridge and it is still almost no pressure, though
the hose has better pressure than the main faucet. The hose, too, though,
is not at full capacity or what it was months ago.
I have a price pfister faucet and was told that most of the lines they use
have aerators. Is that true? Should I check each hose individually?

I live in a very old house, built in 1940... lived here for eight years.
Water supplied by a well with a filter attached to weed out sediment and
minerals. Until I had a new hot water heater installed roughly a month ago,
water pressure was fine. Since, it's intermittent with both hot and cold
water. The shower, the faucets in the upstairs and downstairs bathrooms...
sometimes it drips, sometimes it comes in such volume that it's astounding.
I've also developed a pinhole leak through an intake line into the upstairs
bathroom and the toilet tanks fill minutes after use. I've a feeling that
this is stemming from the new hot water heater in some way, but the company
that installed it wants to come out and has stated that they may need to
rip pipes out of my wall. Any opinions would be appreciated. Not looking to
have the piping in my house replaced if it's a mere problem with the
installation. Thanks!

I recently had a bathroom added in my basement, which included new faucets,
etc. I want 100% cold water (I take ice baths after I run) in the tub, and
so I turned off the hot water supply to get only cold water. The water
came out at a slow rate, compared to when hot is included in the mix.
After shutting of the supply to the bathroom, I removed the cartridge, took
it apart, examined it, and did not see any sediment inside. At the same
time, I briefly turned on the cold water supply for maybe 1-2 sec, and got
a large amount of water all over the bathroom.
Is it possible that the cartridge is designed so that the amount of cold
water is much less than the hot water? The shower/tub single handle faucet
is made by Moen.
My next step is to buy a new cartridge and switch them out. But I guess
I'd like to know is whether I might need to just buy a new faucet.
Thank you!

We have recently clean out our Hot Water Heater due to Calcium buildup, and
we had very low water pressure throughout the house on Hot side. Now we
have great pressure everywhere except for the tubs in both bathrooms. When
we turn the hot water faucet on nothing happens. If i leave it on and walk
to the bathroom sink and turn the cold and hot on in the sink at the same
time it starts flowing in the sink and in the tub....but its cold water. My
husband blew the lines out with the air compressor and bled the lines. We
are so frustrated, and everyone we talk to seems to be just as confused.
Can you please tell me what to do next. Im tired of the COLD showers. :)

I just want to thank you for the info on low water pressure. I had been
putting off calling a plumber because I was afraid of being ripped off.
After I read your advise I check the aerator on my new faucet and to my

low. It now works perfectly fine. Thanks again for your expertise.

I had a new fauce installed in the kitchen because the cold water handle
had water leaking from the base of it. After the installation, the hot
water pressure was decreased by about 60%. The cold water flows fine

mentioned in the other inquires is to pull up the popoff valve on the hot
water to allow pressure to build up that way?

Hi Tim - I have a problem with reduced water flow - both hot and cold - to
the upstairs (only!) bathroom in an older home (1912). This happened after

Hi. My faucet was fine until the hose outside was left on (with a sprayer
on the end to stop the water from flowing, but a bit of a leaky washer so
it was leaking water at the connecter). Now it is only my kitchen sink
affected with a really low pressure. I thought it might come back but it's

Hi,
My house is about 70yrs old. About 3 years ago, hot water dropped to almost
a drip in all our sinks and showers with the exception of our outside hot
water to the washing machine (this pipe was re-done about 10 years ago). A
plumber thinks we need to replace all our lines. He said he thinks that the
blockage is somewhere close to the outlet from the hot water heater to the
rest of the house. Is there a way I can flush the lines from just that
pipe? How would I do that? I don't think turning off the main valve to the
house and then turning on the outside hoses would work since the cold water
pressure from the street is fine. Is there a way to just clear the hot
water lines?
We keep experiencing low to zero water pressure with our kitchen faucet hot
water. Two weeks ago we replaced the faucet because we didn't begin having
the problems until we installed that particular faucet. It's now happening
again. Prior to installing the recent new faucet, we drained the hot water
heater a bit and also opened the relief valve at the top of the hot water
heater. We are on city water with no recent plumbing work on our house or
water main problems in the neighborhood. Could the problem still be the
valve cartridge with a brand new faucet?

After turning the main water valve off and then on (after a repair), both
the hot and cold water faucets in an upstairs bathroom, produce a high
pitch squealing sound coming from the pipes. The sound is produced after
only the smallest turn of the faucets, on and then off. The sound is not a
loud one and sounds like it is from some distance from the faucets
themselves.
Thanks,
Doug

part off of the stainless steel flexible piping to see how the water
pressure is which is low which leads me to believe it is not the faucet
itself but something in the flexible piping or perhaps in water pipes
within the wall itself. Please help me if you have any ideas. Thank you.

We have replace the cartridge and still have only a trickle on the hot
water side of the kitchen faucet. Cold side works great. We took off the
flex line to the hot side. We poured water through it, no stoppage here.

realized that the flexible piping was clogged with some sort of sediment
and will need to replace it when I find the right part. Thank you!

We're using the city water and our house is lower than the main street
level. The water pressure is low everywhere inside, even with new faucets.
The presure regulating valve is already turned up (clockwise) all the way.
Some suggested to call the water compary to open up the valve outside (but
the curb side). Do you have any suggestions? Thanks so much.
I have only a trickle of water from all faucets, including outside. There
was no warning that this was going to happen.

HI Tim,
I installed an under the counter water filter (not a RO system) for
drinking water. I used a saddle valve (self tapping valve) from the cold
water line to supply water to the filter. The saddle valve is open in max
position. From the outlet of the filter I installed a T connector to let
the filtered water flow to a dedicated drinking faucet (non air gap) and to
my fridge ice maker. The pressure at the drinking faucet is extremely low.
What can I do to increase the pressure?

We have sand and sediment in our cold water. What is causing this? We are
on city water and my neighbors do not have this problem. They are redoing
the water tank at the top of the hill from my house. There are houses above
mine and below that donot have this problem. Can you help?
I recently capped the hot and cold water pipes from a illegal kitchen i
removed. I closed the main valve. Once i did the repairs i opened the main
water valve and not i dont have water pressure though out the entire house.
I tried closing the main and opening the fauet from the sink in basement
and openin the main it appears that i have pressure but as soon as i open
any other fauet, flush a toilet etc, i lose pressure from all water source.
at one point if u flush on the first floor bathroom u get not water on the
top floor? Do i need a water pressure boost?

I have been having a problem in my shower spout only, the cold water has
plenty of water pressure but the hot side barely any at all. It is hard to
run a bath as it fills up so slowly? What could this be? We recently
replaced the water heater and a year before that the hot side of the water
lines were repalced? Is this sediment from the old water heater lodged in
the new pvc somewhere?

My kitchen’s water pressure was just great until this past week when I
had my kitchen remodelled. The brother-in law damaged the old faucet, so
put in a different one. It is a cheap model, and the water pressure now
sucks. Is this due to the cheap faucet? I’m having a hard time finding
any info about water pressure differences between different models of
faucets.

Hello:
I just wanted to say thank you so much for your website.
My husband changed out our old water heater. Afterwards, our kitchen
faucet was only a dribble when turned on.
I searched on-line for answers, and found the info I needed on your site.
It turns out that the aerator was full of gunk. We cleaned that out and
replaced it, and now everything is working great.
Thanks again for sharing your knowledge with others.
Sincerely,

Hi,
My house is form the 70's and all but 2 hot water faucet's have very low
flow. At some point in time, someone moved the hot water heater to a new
location, and the 2 faucets that have excelet flow are the first 2 from
where the heater is now. I am guessing that there is a clog in some point
between the one of the faucets that is ok and the rest of the house. The
question is how to find it. The house is brick and concrete.
Thanks.
George,.

I just put two sinks in my salon. I use to have 3 sinks. Since I put in the
new addition my water pressure is low and the it take 2-4 minutes for the
water to heat up. Is there a valve or something i can have installed. Or a
system you can recommend. All the plumbing is new. The new copper pipes
are 1/2 in.

Hi Tim. I just want to Thank You for your insight. My family and I have
been experiencing this low water pressure in our kitchen faucet for a
while. After reading your column, I had the knowledge to solve it
instantly. It was sediment in the strainer and around the mouth of the
faucet. Cleared it out, reassembled, and all is well. So once again,
Thanks! You made me look like a SuperMan in the eyes of my Wife and
Daughter!

Great Article!!! After reading other similar articles and yours, I pretty
much solved the problem. I first checked the aerator and found little
debris, then with the aerator off I ran the water and pressure was still
low, then I removed the faucet spout by unscrewing the base of it that sits
between the hot and cold valve handles/ knobs, and with it removed I ran
the water to find that plenty of water pressure was coming through (doing
this will spray water everywhere so be careful) next I looked into the
bottom part of the faucet spout and saw a small piece of sediment that was
the culprit. I used a small flathead eyeglass screwdriver to pick it out
and filled it and the aerators with white vinegar and let it settle for
while. Then I banged the spout on the sink a few times and saw many pieces
of debris come out with every blow. I then carefully cleaned the aerators
thoroughly and finally full water pressure was restored. It's funny how
these tiny pieces of scale build up can flow through your pipes and cause
such plumbing issues. Thank you for this great article, it really helped
me!!!!!!!

You just have to take apart the faucet. Take a photo of the faucet and go to a real plumbing supply house. Ask the most seasoned employees there if they are familiar with the fixture, if they have the part and how to get access to the inside.

Our outdoor water spigot has very low water pressure. Our indoor faucets all have normal pressure. We first noticed the lower pressure a couple weeks ago when we were filling up a water can. When we turned it to fully open, it was maybe 1/2 the pressure. Also, the faucet leaks when it's turned on. When you turn it off it will continue to leak for a few minutes before stopping. The leaking might be a separate issue?
We hooked our hose back up to the spigot today for the first time since last Fall but all we get out of the hose is a sprinkling of water.
We used the spigot back around February on a warmer day (in the 40s) in order to fill up our water jugs and it worked just fine...it's our only water access to non-water softener water that we can use for our house plants. After doing some internet searching tonight I'm concerned that might be the cause of this problem (having used the spigot in the winter time although it was a warmer day).
Our house is 7 yrs old and on a slab so I have no way of getting under the house to look at pipes. Our water bills haven't reflected an increase - we haven't received this month's bill yet, but we've had warmer weather for a few weeks now so I wouldn't think a pipe would have recently busted in warmer weather?
Do you have any idea what our problem may be? Any suggestions on how we can diagnose the problem and fix it ourselves? We would like to avoid the high expense of a plumber if possible.
Thanks for your time.
Kind Regards,
Sheri

I have a kitchen sink, washer and outide faucet that all have low cold water pressure. I have checked the cartridge as well as the aerator and the mesh filter on the washing machine. The aerator usually clogs again within about 2 days after clearing out the aerator. I have tried running the water at this faucet for several minutes, without the aerator on (trying to flush out the sediments). Still the aerator seems to re-clog. I have not yet tried running the hose as suggested by the column. At this point it seems like this has happened suddenly and to the best of our knowledge is not connected with other plumbing repairs or water main repairs. I have separately replaced the cartridge. I read your article and it was very helpful. I installed a low-end faucet into a sink in a bathroom i remodeled. Had great waterpressure for about 10 minutes and then it dropped to almost none. Toilet and shower remained fine.
I took out the filter in the faucet and found tiny pieces of copper. Also, when I turned the hot water on, the handle began to make a grinding sound and water actually leaked out of the lift rod hole.
I used plastic pipe when I remodeled and I ran the toilet for sometime before running the sink.
Is it safe to say the problem was a defective faucet and not something in my lines>?

After reading your article, I removed the aerator from the end of the faucet and took apart the aerator. As you predicted, there were particles clogging up the tiny plastic screen. I took the screen out carefully, cleaned it off, and reassembled the aerator and faucet. I have great water flow now, better than we have had since moving in. I think it had gradually gotten more and more clogged over time and when I replaced the faucet stem, a bunch of junk got pushed into it and clogged it worse.
I just wanted to let other people know that this tip works. Even if you don't think this could possibly be the problem, it's worth the 15 minutes of work just to rule this out.
Thanks again!

We tried everything - checking for leaks in sprinkler system, trying to bleed air out of the pipes, etc. Then I read this column, removed the aerator - and wham! taps working perfectly, if not better than before!

Thanks again Tim.

The "experts" should cover the maintenance of the diverter that directs water either thru the sink sprayer or to the faucet.
Especially if the pressure is good at the sprayer but not at the faucet.
Since the advent of bad dip tubes in water heaters, during the early 2000's, many diverters are clogged and creating poor pressure.
Maintenance requires the faucet spout be removed in order to see and remove a diverter to clean or replace it.

We have a 12 year old house. When my wife filled the tub in the master bath the water pressure was fine for about a minute. Then the pressure in the running faucet dropped significantly along with pressure in all the inside faucets (none of the outside were affected). The same conditions do not occur when any of the other inside faucets are open. I checked the water meter with all faucets closed and it was not turning as it does when one is open. I suspect there may be some kind of leak in the wall behind the tub faucet that manifests itself when it is used. It that is the case, then I have some major problems. Any other ideas as to what can be causing the problem.

PS - Why would you suggest that Windell's problem is in the faucet when he said he replaced the faucet twice?

1 master Bathroom on the 1st floor
1 1/2 bathroom on the first floor.
This 1/2 Bathroom is contiguous to the utility room.
Problem: One of the 2nd floor bathroom, the washer in the utility room and the 1/2 bathroom have low pressure on cold water only.
The kitchen and other places with faucet have no pressure problems, cold or hot.
Please advise in what can be the problem.
Thnx.

Could it be the spacer kit?
How about the length of the hose? Could that affect the pressure if the hose is too long?

I don't seem to have the blue sediment in other faucets.
Any idea what the blue sediment is. I would describe it as crystals.
Thanks. Jeff.

This is the second time that the hot water has stopped working all together in the kitchen. We live in a condo so I don't know how we would flush the lines. It seems it's only our unit that has this problem!
I have a 2 part question.
1) What is the best faucet to get for a condo that was built in the 70's and seems to have a bad build up of sediment
2) We have been told it would cost about $1000 to have a water filtration system but in under our sink. Is it really that expensive?!

I couldn't seem to remove the brass inner stem, or the plastic round part inside it.
I'll go to Lowes and see if I can find the same type of faucet and see how the inside is put together.

single lever swing spout kitchen
faucet that binds when you have the water on but turns easily when the water is off. If the water is on the whole unit turns in the counter. I had new o-rings installed in the swing spout but they did not help. I have not been able to contact Am Std to get helop there.
Thanks, Andy

Upstairs there is the main tub and shower. On the same wall, on the opposite side is the ensuite tub and shower. Both appear to be the same make and model. The main faucet and shower head work great, good water pressure, no funny noises. The ensuite tap is a bit slow, and when I pull the stop for the shower, the line seems to back-up and gurgle for a bit. The the water finally comes through the showerhead but at a trickle. Both the showerheads are new and I this problem existed before the new heads. Any ideas? Can this be fixed without damaging the walls or plumbing? The house is built in 1996 in British Columbia.

Is it possible that the cartridge is designed so that the amount of cold water is much less than the hot water? The shower/tub single handle faucet is made by Moen.
My next step is to buy a new cartridge and switch them out. But I guess I'd like to know is whether I might need to just buy a new faucet.
Thank you!

My water pressure problem occurs when I flush a toilet while the shower or sink faucet is running. The shower or sink water pressure goes down to a trickle. As soon as the toilet tank refills, the pressure is restored in the sink/shower. Where do I begin to solve this?

My house is about 70yrs old. About 3 years ago, hot water dropped to almost a drip in all our sinks and showers with the exception of our outside hot water to the washing machine (this pipe was re-done about 10 years ago). A plumber thinks we need to replace all our lines. He said he thinks that the blockage is somewhere close to the outlet from the hot water heater to the rest of the house. Is there a way I can flush the lines from just that pipe? How would I do that? I don't think turning off the main valve to the house and then turning on the outside hoses would work since the cold water pressure from the street is fine. Is there a way to just clear the hot water lines?
Thanks!

I installed an under the counter water filter (not a RO system) for drinking water. I used a saddle valve (self tapping valve) from the cold water line to supply water to the filter. The saddle valve is open in max position. From the outlet of the filter I installed a T connector to let the filtered water flow to a dedicated drinking faucet (non air gap) and to my fridge ice maker. The pressure at the drinking faucet is extremely low. What can I do to increase the pressure?

I just wanted to say thank you so much for your website.
My husband changed out our old water heater. Afterwards, our kitchen faucet was only a dribble when turned on.
I searched on-line for answers, and found the info I needed on your site. It turns out that the aerator was full of gunk. We cleaned that out and replaced it, and now everything is working great.
Thanks again for sharing your knowledge with others.
Sincerely,
Ann

My house is form the 70's and all but 2 hot water faucet's have very low flow. At some point in time, someone moved the hot water heater to a new location, and the 2 faucets that have excelet flow are the first 2 from where the heater is now. I am guessing that there is a clog in some point between the one of the faucets that is ok and the rest of the house. The question is how to find it. The house is brick and concrete.
Thanks.
George,.
