Hi, I'm Tim Carter from AskTheBuilder.com and I'm here on a frosty winter morning here in New Hampshire
0:10
It's about 2 degrees below zero. Really, really cold. But I want to show you something that's... I don't know how well this is going to come out, but I'm going to do my best
0:18
I want to talk a little bit about change orders and making your mind up before you start a project to avoid mistakes
0:26
And here's what happened. This was a mistake in a house. And look at this. I'm actually standing kind of in the entrance hall of this home. And if we go here to the right, I'm sorry some of these walls are in the way. This is a little closet area right here. As I walk through here, here's another little closet area. But here's the problem. We walk through here and we got a little niche here and a little niche here
0:53
Now, it looks wide open now, but guess what? After the drywall and plaster's up, it's going to feel really tight
0:59
It gets a lot worse. Come here. The wall's not up here
1:05
Believe it or not, this tiny little area would be a powder room
1:10
and it's already cramped as it is, and we still don't have a wall. This little space in here was going to be a laundry room
1:18
and, you know, you think, well, gosh, it looks big now. You wait until you get the washer and dryer here
1:23
There won't even be any room to move around in. And then over here, this is actually going to be a, what I call an interior hallway
1:31
because this is how you get in and out of the garage. Alright so this is like wasted space and this little space here is going to be kind of like an open niche area with like a dog bath The bottom line is it all way too crowded and it was a mistake on the plan They should have figured that out beforehand
1:49
Now you know what's going to happen? I know you think this is nuts. All of these walls are coming
1:52
out. They're actually drawing up the new plan right now. So it's going to be expensive
1:59
and it's going to be a little bit of a heartache. Luckily it was caught before all the mechanics
2:03
we're in. The problem is it's going to add some money to the job. So change orders, you really
2:09
want to avoid them. You really want to think through the plans before you get this far
2:14
But understand this, if you do have to change something, now's the time to do it. You want to
2:20
do it before all the electric, all of the plumbing, and even the drywall's up, then it gets expensive
2:26
So change orders, avoid them if you can. Take your time in the planning stage so you don't have one
