Summary: A raised floor system versus a slab on grade home may cost a little
more but that is nothing compared to the benefits of building with
raised access floors. Concrete slab homes do not have the curb appeal
that a raised floor system does. You may find that you pay less for
insurance if you live in a flood plain.

I am trying to raise a low spot in my floor by adding an additional pier. I
have tried just stacking block under the beam, but the groud is very soft
clay and they just sink every time. I was wondering what size footer I
would need to dig for this pier to stop this problem.

Darrell,
I would guess 2 feet by 2 feet by 8 inches thick.

My wife and I recently bought a slab home in S.C. We went to take up the
carpet and put down laminate flooring but discovered that we had several
large cracks going across the foundation. I bought cement caulk and filled
them the best I could and then we also put down a water barrier before
laying the floating floor. Should I worry about the cracks or could I incur
and future problems?
Thanks

I have approved plans for a home with raised foundation, but now my friends
and family are telling me with a raised foundation, I will attract rats,
and other rhodents to live under my house. Also, they point out that one
home I own with raised foundation, had rotting wood on floors, which needed
replacement. ANd what about Termites ? Do they prefer raised or slabs? No
I'm confused, and my builder, did in the beginning told me that I was
making a big mistake by choosing raised over slab. My reason for choosing
raised in the beginning was that I wanted my house to have several steps up
as I walk in, instead of just walking on a flat path going in.

To Harry Sanichar:
It is possible to have a basement with bedrock or cemented soils beneath
you, but it will cost a lot of money! Normally the bedrock is either
hoe-rammed (pneumatic jackhammer attached to heavy machinery) or
jack-hammered out manually. Depending on your use of the basement and price
of land/labor/material, it may be more feasible to add additional story to
the house (if single-story) or extend the footprint of the structure.
Hope this was helpful.
