Summary: Here is a home inspection checklist that should allow you to spot potential problems before you hire a professional home inspector. If you spot a problem that is described below, you may choose to ask some probing questions of the Realtor or the home owner. If the answers you receive don't sound right, you may choose not to make an offer on the house.

Home Inspection Checklist

The following checklist in NOT intended to replace a full blown inspection by a professional home inspector. Those inspections are detailed (or should be!) and seasoned inspectors can spot evidence of problems that you might otherwise overlook. The purpose of the checklist below is to remove as much of the euphoric glaze from your eyes as possible as you walk through the potential dream house of yours! Take your time and write down the answers to your questions. Once the homeowner or Realtor sees you writing down answers, they will give you crisp responses to your questions!

Exterior:

My new hardwood floor has been scratch and I want to know if there is a reason to wait till the winter. The builder is saying that he will not warranty the floor from moving in the winter. I've asked friends and they said as long as the floor is climatized it can be fixed in the summer.

We have two doors to our house - both in the kitchen and dining area. We have bulkhead in the basement but there are no stairs to it. I we going to pass the inspecion? Also, how many fire extinguishers do you need in a home to pass inspection? We are trying to sell our home.
